Transaction Management Services
Intake Process
- Review contract for compliance with Florida statutes and brokerage requirements
- Send introductory emails to all parties
- Upload documents to broker compliance programs and transaction management software
- Coordinate scheduling of inspections
- Confirm receipt of escrow deposits
- Obtain a complete set of association documents, including Deed Restriction and age verificaiton forms, when applicable
File Management
- Act as a single point of contact for all parties to the transaction
- Weekly follow-up
- Manage file updates
- Schedule appraisal and survey appointments and ensure reports are provided on a timely basis
- Order home warranty when applicable; forward invoice to the title officer for payment at close of escrow
- Draft addenda for renegotiated terms and/or extended terms as necessary
- Troubleshoot issues within the transaction
Closing:
- Send commission disbursement request form in accordance with broker deadlines
- Verify receipt of Commission Disbursement Authorization at least two business days before closing
- Schedule final walkthrough
- Schedule closings
- Send an email to request a review
- Send “Thank You” emails to all parties
